During the initial meeting in Bulgaria,
clients will be required to make a payment of £50 to a HomeSolutionsBG representative, to initiate their property
search and viewing trip. This payment will contribute to the costs
connected with viewings for our clients. The payment of £50 will be
offset against the buyer's commission due on the completion of any
sale, within a maximum period of six months. It will not be
refundable in any other circumstances.
Clients will be required to pay the
appropriate buyer's commission at the time of signing the
preliminary contract. The current commission scale being:
- 4% for properties up to 35
000 EURO - with a minimum commission fee of 1000 EURO
- 3% for properties over 35
000 EURO
Please note:If the appropriate
buyer's commission is not received at the agreed time, the right
not to transact legal completion of the purchase is reserved.

Due to the restrictions placed on
foreigners, individuals are not able to buy land. However, if you
register a Bulgarian Limited Liability Company, with
yourself/yourselves as directors, the Company is legally entitled to
own land. Our associates lawyer's are able to undertake all work
necessary to complete this on your behalf for a fixed fee of £500.
During the period of processing and
incorporation of your Company to the Commercial registrar of the
district court, a Company titled Bank account must remain open and
hold a minimum deposit of 3500 leva (c. £1250).

Buyers of Bulgarian properties
are also required to make the following payments -
During the course of completing your
property purchase certain translation costs will be incurred -
these are likely to be c. £50 - £75.

HomeSolutionsBG does not
accept any liability whatsoever for injury, damage or loss caused by
any reason or for any claim made as a result of their clients
visiting Bulgaria. It is the responsibility of clients to take out
an adequate insurance policy(ies) to cover all likely risks.
Clients are advised that Bulgaria is in
a period of rapid transition. As a result of this you need to be
aware the legal terms and conditions on which you purchase your
property under current law, may be affected by future changes in
legislation.
